- What is a good rental yield in the UK?
- As a rule of thumb, a gross yield below 4.5% is on the low side, 4.5–7% is typical, and above 7% is strong — but always look at net yield and monthly cash flow with your actual mortgage, which is exactly what this calculator shows.
- Where does the rent figure come from?
- From the ONS Price Index of Private Rents: official average monthly rents for your local authority, by property type, projected to today using the locally measured rent growth rate. You can override it with the actual advertised rent.
- Does it include stamp duty?
- Yes — the calculation includes SDLT at buy-to-let rates (standard bands plus the 5% additional-property surcharge, England). Wales uses LTT with slightly different bands, so treat the figure as an estimate there.
