4. Nature of the service — disclaimer

MyHomePrice provides indicative projections of how property values may change, calculated by statistically extrapolating historical public data. These projections are not a surveyor’s valuation within the meaning of RICS valuation standards, nor a formal opinion of value, nor investment, financial or legal advice within the meaning of the Financial Services and Markets Act 2000. The operating company is not an estate agent within the meaning of the Estate Agents Act 1979 and is not regulated by the Financial Conduct Authority.

5. Public data sources

Valuations are based on HM Land Registry Price Paid Data, covering residential property sales registered in England & Wales since 1995, published as open data under the Open Government Licence v3.0. This data is reused in accordance with the terms of that licence: contains HM Land Registry data © Crown copyright and database right, licensed under the Open Government Licence v3.0. The results produced by the Site are derived works and are not endorsed by HM Land Registry.

6. Intellectual property

All elements of the Site (structure, texts, visual design, logos, code, databases of computed aggregates) are protected by copyright, database right and other intellectual property laws and remain the exclusive property of the operating company, except for the public data referred to in section 5 and the third-party trademarks mentioned below. Any reproduction, extraction or reuse, in whole or in part, without prior written consent is prohibited and may constitute infringement.

Stripe, Supabase, Vercel, Brevo, Google and Claude (Anthropic) are trademarks of their respective owners. Their mention on the Site does not imply any affiliation or endorsement.

7. Personal data and cookies

The processing of personal data carried out on the Site is described in the Privacy Policy. The Site only uses cookies strictly necessary for it to work, which are exempt from consent under the Privacy and Electronic Communications Regulations (PECR) and ICO guidance. No advertising or analytics cookies are set; usage measurement is cookieless and pseudonymised.
