How is the price prediction calculated?

For your postcode sector — or the wider postcode district or area when local data is thin — we compute the median sold price year by year since 1995 from HM Land Registry Price Paid Data, derive the average annual growth rate (CAGR), and project it over 5, 10 and 15 years applied to your property's value. What do the three curves represent?

The neutral curve extends the observed local trend. The optimistic curve adds 2 percentage points of annual growth, the pessimistic one subtracts 2. Together they frame a plausible range rather than a single figure.

What data feeds the prediction?

Accepted Answer

Only official sources: HM Land Registry Price Paid Data — around 30 million recorded residential sales across England & Wales since 1995, published under the Open Government Licence v3.0. Prices actually paid, never asking prices.

Can a prediction show a fall in value?

Accepted Answer

Yes. Prices really do fall in some areas over some periods, and we don't hide it: an honest projection is worth more than a flattering number. When the local trend is strongly negative, we say so clearly on the result.

Do you use AI for predictions?

Accepted Answer

Yes — as a second engine alongside the statistical model. On every result page you can switch to an AI growth model (beta): a gradient-boosting model trained on 30 years of Land Registry data that predicts a year-by-year growth path for your postcode district. In held-out validation it beats simple baselines at a 5-year horizon, but the statistical model remains our recommended default. Both engines are documented on the methodology page.
