What makes our figures reliable

Real sales, not listings

Every figure is built on property transactions actually registered with HM Land Registry (Price Paid Data, 1995 to today) — the same data used by conveyancers and public bodies, not asking prices that never complete.

A repeat-sales index (Case-Shiller style)

We track resales of the same property to isolate the market's real movement at constant quality — the reference method behind the world's major house-price indices, applied to England & Wales.

A prediction that reverts to the mean

An area's past growth doesn't extend forever: our model converges the local trend towards the long-term norm, with scenarios anchored to real Bank of England rate paths.

Official rents, honestly projected

Rents come from the ONS Price Index of Private Rents (local authority level, by property type) and are projected with locally measured growth converging to inflation. No inflated yields — what the data actually supports.

Published and verifiable models

No black boxes. Our methods and their error margins are measured and published in our methodology — so you can judge the reliability, not just take our word for it.
