Where does the valuation come from?

From real registered sales: HM Land Registry Price Paid Data (every sale in England & Wales since 1995) combined with official EPC floor areas. We show the sample size and the geographic level used, so you can judge the reliability yourself.

What factors move the price?

Location first — we use your postcode sector where the data allows, falling back to district then area. Then floor area (the strongest single predictor), property type (detached, semi-detached, terraced or flat) and tenure (freehold or leasehold). What the model cannot see is condition: the range assumes average local condition, so a recently refurbished home tends towards the top of the range and one needing renovation towards the bottom.

What's the difference between a valuation and a prediction?

A valuation tells you what your home is worth today: a low/estimate/high range built from local sold prices, cross-checked by our ML model. A prediction tells you where the price could go over 5, 10 and 15 years: three scenarios extrapolated from your area's trend and anchored to Bank of England rate paths. Both are free — run as many as you need.

Why do you ask for floor area and rooms?

The Land Registry records prices but not sizes. Floor area is the single strongest predictor of how a property compares to the local median, so we fetch it from your EPC certificate automatically where possible.

What is the “ML second opinion”?

A gradient-boosting model trained offline on millions of sales matched to EPC data. It is distilled into a lookup grid, so your data never trains anything and no AI service is called at request time. It is shown as a beta cross-check alongside the main estimate.

Is this a formal valuation?

No. It is a statistical estimate based on past sales. For mortgages, probate or disputes you need a RICS surveyor. For selling, a local agent will refine this range with condition and demand.
